The plan counts on the establishment of an 18-hole course on an area of approximately 30 hectares with a clubhouse and technical facilities using the building that has been preserved until now. The course will have the parameters of a standardised competition course, but will be devoted mainly to recreational play and golf tuition (training areas - driving range, chipping, putting), the clubhouse will then fulfil an important social function, above all for the residents of Klánovice and the surrounding areas (club and training room, some accommodation capacity, a restaurant and as the case may be, fitness centre, massage parlour and similar). It will thus contribute in a significant manner to improving the quality of services provided in the field of tourism in the City of Prague.

Analyses of conditions for the course carried out on the basis of a study of documentation and previously processed materials, literature and newly performed surveys show that the urban planning and territorially technical coherence of the proposed plan for renovation of the golf course will be feasible and will not present any problems for implementation of the plan.

Demarcation of the territory for the golf course in the development plan for the City of Prague (functional area SO2)

The areas, which can be used for renovation of the golf course are embedded in the approval for the development plan for the residential community of the City of Prague in both the drawing parts as well as in the edict on mandatory parts - in the form of regulations. The functional use of the SO2 area including additional functional use and exceptionally permissible functional use allows for planning of the course with the requisite facilities. These regulations are binding for decision-making concerning the territory, i.e. they allow for location of the golf course, of course subject to the fulfilment of further conditions according to the valid regulations.

The golf course in forest vegetation - specific characteristics of the countryside

The proposed plan represents renovation (although with a different playing system) of the golf course, which was operated in this area. The preserved intervention into the forest growth and the presence of the clubhouse dating back to 1938 represent conformity with the aesthetic values of the characteristics of the countryside for the proposed plan. These values will be protected by conditions for the landscaping creation and new planting in the grounds of the course. New planting will correspond to the locality in question in terms of type and lead to overall cultivation of the forest. Another advantage is the presence of a significant number of paths and tracks, which will be refashioned and which will be used for both movement around the course and also continue to allow for access to the recreational forest for other visitors.

Local tradition - the former golf course

Over the short period of its existence (1938 - 1952), the course in Klánovice gained great renown, which still lasted after the course fell into disuse. The point of view of a positive tradition, historical and social value and the genius loci create good conditions for renovation of the course. This will manifest itself both in the question of the character of the countryside and in the question of social support for the proposed plan.

Possibility for the public to play with an emphasis on training for children and young people

For the inhabitants of Klánovice and the City of Prague, the main advantage will be overall cultivation of the forest in the territory in question, strengthening of its recreational function and creation of a social and sporting centre with the possibility for the public to play. The popularity of golf as a sport is constantly growing in all age groups (almost 23,000 players are registered in CZ including over 8,000 in Prague alone). A golf course in such an accessible location will count on the possibility for the general public to play, using the driving range and putting and chipping ranges with the possibility of golf tuition with an emphasis on training for children and young people (creation of a training centre for young people).

Existence of a sufficiently large clubhouse building with outside areas for transport access and parking.

One great advantage of the centre is the existing clubhouse, which is relatively large. The building is not subject to monument protection nor does it have the architectural value of the original design by the architect V. Fürth. The building will be renovated on implementation of the plan. The surrounding plot of land can also be used for transport access and parking. None of these functions are in conflict with the functional designation of the SO2 area according to the development plan for the residential community.

Accessibility of public bus transport and Czech Railways suburban high-speed train service (spectators at tournaments)

The accessibility by public bus transport and rail is a great advantage for visitors to the centre, visitors at weekends and during tournaments. Demands for car parking spaces are thus decreased and the course will be more accessible for visitors who are not willing to use their own cars in their free time. The clubhouse in situated within 500m of the railway station and the same distance from the bus stop.

Traffic accessibility using local roads and possibilities for parking during tournaments (spectators)

The present system of one-way streets in the villa development does not on the one hand count on traffic access to the club. However, on the other hand the street profiles are more than sufficient to handle the traffic load during regular operations as well as the slightly increased load at times when the club has the greatest number of visitors. Parking options can be found in the centre itself, next to the centre and in the surrounding areas during regular golfing days and also in the event of tournaments.
